Developers adapt to changes by diversifying marketing policies ...

By Hamada Ismail

Real estate development companies have changed their marketing policies given recent changes that have occurred in the market. Developers have diversified marketing companies with which they work, no longer relying on one or two companies.

Companies? marketing strategies varied, with some depending on sales teams, while others relying on other companies for marketing. Most companies adopted a mixed approach.

A number of officials in real estate market companies said that developers? marketing policies significantly changed in the last year. Before the revolution, developers signed exclusive contracts with marketing companies for single projects, but this method has nearly disappeared. Instead, development companies have been signing contracts with several marketing companies for single projects.

The officials noted that the developers have changed their marketing policies in an attempt to adapt to the new circumstances that currently face the real estate market, and to overcome the current state of stagnation currently affecting the sector.

Ali Abdel Ghaffar, President of Dar Zein, a marketing company, said that marketing companies? plans varied according to their policies, the situation of the market, and the type of products being marketed. He said that companies had relied on in-house marketing teams that carried a fixed monthly cost in wages. The cost was low compared to profits made from sold units.

He explained that most development companies from Persian Gulf countries with a presence in the Egypt abandoned in-house marketing teams in order to cut down on fixed costs. They instead began relying on outside marketing companies that work off of commissions. The commissions are usually high, but are connected to the ability of the company to successfully market the properties.

Abdel Ghaffar said that, on the other hand, other companies continue to rely on large marketing teams, especially since profits have declined with sales of large villas. Sales have been mostly restricted to apartments and smaller villas, leading companies to shy away from marketing companies that take commissions larger than the salaries of their teams.

Tarek Shokry, Chairman of the Board of Directors for the Arab Group for Development and Real Estate Development, noted that companies are moving towards a system in which they rely on a number of companies to market a single project, instead of signing exclusive contracts with single companies. He said that declining sales meant that companies moved to the new system in order to sell inventory as quickly as possible.

He added that relying on a number of marketing companies confers a number of advantages on the developer, including greater coverage and higher sales. Developers set the terms for the contracts and the marketing firms with the greatest experience make more sales obtain commissions.

Shokry stressed that developers must, at the same time, exercise care in their choices of marketing companies, as the latter represents the former in the market. He also noted the importance of in-house marketing teams for real estate developers, even when the company contracts out much of its marketing work.

Hesham El-Masry, Director of Go Green Egypt, a real estate marketing firm, added that a large number of companies are beginning to rely on marketing companies because they are looking for new ways to increase sales after a period of recession during the last year.

He said that exclusive marketing contracts are still available in the market, noting that such contracts were preferable to developers. Exclusive contracts allow marketing companies to become party to the project and work in such a way that does not conflict with other companies.

El-Masry stressed that it is difficult for real estate investment companies to take on all the burdens of development and marketing. He noted that the market is constantly changing, requiring that companies continually change their marketing strategies to suit the types of products being sold and the direction of the market.

Police: Titans player dies in apparent suicide

TAMPA, Fla. (AP) ? Hours after sending a gracious yet puzzling middle-of-the-night text message to a former college coach, police say Tennessee Titans receiver O.J. Murdock died in an apparent suicide.

Tampa police spokeswoman Andrea Davis said officers found Murdock about 8:30 a.m. inside his car with what appeared to be self-inflicted gunshot wounds. The car was parked in front of Middleton High School, where Murdock made a name for himself as a dynamic receiver and state champion sprinter in track and field.

Al McCray, assistant head coach/receivers at Fort Hays State, said when he woke up at his Kansas home on Monday he found a message on his cell phone from the player, thanking him for everything he had done for Murdock and his family. The athlete concluded the text with an apology that baffled McCray, who said he had known the 25-year-old since Murdock was in middle school.

"I spoke to him a week ago, and he was so excited about getting ready to go (to training camp). He was real happy about being able to help his mother out," McCray recalled. "You always like to hear kids who talk about that. It brings a smile to your face to hear a young man talk about 'Hey, I'm glad I'm able to help my mother out.'"

McCray was an assistant coach at Middleton when Murdock was there and later helped the player resume his college career after he was kicked off the team at South Carolina, where he was part of Steve Spurrier's first recruiting class.

"The hardest part about this is I got a text at 3:30 in the morning, where he said: 'Coach, I want to thank you for everything you've done for me and my family. It's greatly appreciated,'" McCray said. "At the end, he goes: 'I apologize.' And I don't know what he's talking about. I woke up, and I'm thinking he's apologizing because he texted me so early. ... I wish he had called instead."

Murdock, who signed with the Titans as an undrafted free agent in 2011 and spent all of last season on injured reserve, was taken to Tampa General, where he died.

The speedy receiver did not report to training camp over the weekend because of what the Titans said at the time was a personal issue. He last was with the team in June for mini-camp.

"We were concerned initially when O.J. didn't report on the 27th. But we were able to make contact with him and he assured us everything was OK and he would be in here on Sunday. He didn't make it on Sunday," Titans general manager Ruston Webster said.

"He didn't give us a lot of information. He was injured and ... when he left here probably wasn't quite ready to go, so we were probably a little more relaxed on him than normal," Webster added. "If he had come in here, he probably wouldn't have been ready to practice right away."

McCray said when he last spoke to Murdock, the receiver didn't provide any indication that something might troubling him. Titans coach Mike Munchak said the team didn't detect any signs, either.

"We didn't have any (hints). It's a phone call you never want to get," Munchak said. "It's something that as a head coach, you never think you'll have to stand in front of your team and give them that kind of news. I think everyone was shocked by it. We weren't aware that there were any issues going on."

As a senior at Middleton in 2005, Murdock was rated the 10th-best wide receiver recruit in the nation by Rivals.com. He signed with South Carolina, but played in only four games, making one catch, after redshirting his first season. He was arrested for shoplifting at a Florida department store during that 2006 season and suspended.

"All of us here are saddened to hear of O.J.'s passing," Spurrier said. "Our condolences and prayers go out to his family and friends."

Murdock transferred to Pearl River Community College in Mississippi and then to Fort Hays State, where he helped he helped transform one of the nation's least productive Division II offenses into one of the more prolific. As a senior in 2010, he had 60 catches for 1,290 yards and 12 touchdowns.

That earned him an invitation to the NFL scouting combine. After going undrafted, he was signed by the Titans last summer but spent the entire 2011 season on injured reserve after hurting his right Achilles early in training camp.

Murdock had been out of football for two years when McCray talked him into doing the necessary academic work necessary to get back into school and, hopefully, rekindle his career.

"O.J. came here without a visit, without anything. After I got him eligible, he could have gone anywhere he wanted in terms of Division II. A bunch of the top-rated Division II programs were recruiting him, but he was a loyal kid," McCray said. "He comes here, we go from being ranked 150th in total offense to No. 8 in the nation. We averaged 33 points a game where the year prior we were only averaging 8."

Three former NFL players ? Junior Seau, Ray Easterling and Dave Duerson ? each died of self-inflicted gunshot wounds in the past year and a half. Easterling and Duerson were found to have brain damage at the time of their deaths and their families are among those suing the league over the long-term effects of concussions. Brain tissue from Seau has been released by his family for study.

Murdock's name had not come up in the ongoing concussion debate, and Munchak said he had no knowledge of the player having a history of such injuries.

"There was nothing that I'm aware of at all with that," Munchak said.

McCray said Murdock's polite, humble disposition and infectious smile made him a big hit at Hays State, which was stunned by Monday's news.

"Our homecoming game his senior year, the fire marshal calls our athletic director to say: 'Listen, we can't allow any more people to come into this game, we're at capacity,'" McCray said. "Our A.D. was like. 'No, you're not. Let 'em in.' That's just the impact that kid had here."

"It's hard, it really is because he was such a good kid. He was lazy in the classroom in high school, and of course he messed up at South Carolina, but you're talking about a kid who was on his mom's couch for two years. ... He got the grades he needed and he came up here and he had one dream, one goal: 'I'm going to come out here and I'm going to play at a high level and I'll get to the National Football League.' And the kid did it. He did it."

State and national Baptist leaders ask church that turned down black wedding to reject racism

Southern Baptist leaders called Monday for a Mississippi church to reject racism after some congregants prevented a black couple from getting married there.

Leaders of the Mississippi Baptist Convention and the Southern Baptist Convention said Monday that preventing Charles and Te'Andrea Wilson from marrying at First Baptist Church of Crystal Springs was wrong. Baptist churches are autonomous, so they want the congregation to chart its own course.

Jim Futral, executive director of the Mississippi Baptist Convention board, said the organization was praying for the church and is ready to help. William Perkins, a spokesman for the group, said the church has not contacted state officials.

"Our entire country, and especially here in Mississippi, has been on a long journey for right racial relationships," Futral said in a statement. "Mississippi Baptists both reject racial discrimination and at the same time respect the autonomy of our local churches to deal with difficulties and disagreements under the lordship of Jesus."

Crystal Springs town officials planned a racial unity rally Monday evening.

The Rev. Stan Weatherford, pastor of the church, married the Wilsons earlier this month at a predominantly black church in Crystal Springs, a small town south of Jackson. The wedding was moved to that church after some congregants told Weatherford they opposed allowing black people to marry at the First Baptist Church he leads.

Charles Wilson has said congregants threatened to fire Weatherford, though the pastor has said only that he was trying to make peace and avoid conflict. Some church members said Sunday that they were not consulted and disagreed with the decision to block the wedding.

The Southern Baptist Convention was born in the split between north and south before the Civil War, a split that also occurred in other Protestant denominations. After being slow to reach out across racial lines, Southern Baptists have made increasing efforts in that direction in the past two decades. Nationwide, about 19 percent of 45,000 Southern Baptist churches are majority-minority, including 3,500 that are majority black.

Earlier this year, the convention elected its first black president, the Rev. Fred Luter Jr. of Franklin Avenue Baptist Church in New Orleans. At the same meeting, delegates voted to give churches the option of calling themselves Great Commission Baptist churches, for those who wish to break free of the baggage of the Southern Baptist name and reach more followers.

"We are all saddened when any sin, including the sin of racism, rears its head," said Southern Baptist Convention spokesman Sing Oldham. "Part of our gospel is that we are being redeemed. We are flawed, failed creatures and redemption is a process."

Oldham said "a sizeable number" of Baptist pastors are fired or forced to resign each year in conflicts with church members. Most seminaries teach that pastors should be fired only for moral failure or theological error, but Baptist officials say many ministers are fired for personal conflicts or other reasons.

"Unfortunately, most of the members of the church don't read those books," Oldham said.

Solydra files plan for Chapter 11 reorganization

By Reuters

NEW YORK -- Solyndra LLC, the solar panel maker that received $535 million in federal loan guarantees before filing for bankruptcy last September, has filed a Chapter 11 reorganization plan, according to court documents.

The company on Friday filed the plan in the U.S. Bankruptcy Court in Wilmington, Delaware, which will take virtually all the remaining assets of the company and put them into the Solyndra Residual Trust.

"The Plan proposes to fairly and efficiently restructure the Debtors' liabilities and distribute the Debtors' assets in a manner that will allow these Chapter 11 Cases to be promptly concluded," the filing said.

One of the plan's sponsors is Argonaut Ventures I, LLC, one of the company's largest debtors and an investment vehicle of the George Kaiser Family Foundation of Tulsa, Oklahoma. The other is Madrone Partners LP.

The case is Solyndra LLC, Case No. 11-12799, U.S. Bankruptcy Court, District of Delaware. ?

The Board Game Family Serpent Stones board game on Kickstarter ...

serpent stones

Could be a great game!

We?ve highlighted board games and card games on Kickstarter before, but we don?t do so very often. But there?s a new 2-player strategy card game up on Kickstarter that we are interested in and wanted to spread the word.

If you?re not familiar with Kickstarter, it?s a website created to fund projects. And they can be projects of any kind ? art, music, design, fashion, food, film, games, and much more. It?s a great way for people with a great idea to get their projects off the ground. The post their project on Kickstarter and then others around the world can pledge a contribution to the project ? in any amount. If the the goal or target amount of funds is reached, then the project is funded and the money exchanges hands. Of course if the goal isn?t met, then no one is out any money.

Over the past 2 years, potential and existing board game publishers have used Kickstarter to get their board game ideas up and running. It?s a great way to gauge demand and at the same time find initial funding to get their game into production and out in the hands of players around the world.

Serpent Stones
Serpent Stones is recent addition to Kickstarter and the board game company Dangermoose Entertainment is looking to raise just $5,000 to get their card game initially published. The deadline is just a month away on August 26, 2012 and they?re 60% of the way to their funding goal.

serpent stones

Love the theme of Aztec warriors.

There are a couple things that interest me with Serpent Stones. As their description states ?Serpent Stones is a fast, tactical two-player game of ancient warrior tribes. Capture, strike, sacrifice, and emerge victorious!? The first interest for me is the 2-player strategy aspect. We love great 2-player board games and abstract strategy games. The second aspect is the theme ? ancient Aztec warriors sound pretty cool.

And the other reason why I think it will be cool is because designer Robert Harrington of Dangermoose Entertainment enlisted the assistance of Game Salute and their Springboard program to launch the card game. Springboard is used to test out games before they go up on Kickstarter. As you can imagine, anyone with a game idea could post their game on Kickstarter. What Springboard does is scrutinize the game and help refine it before it goes to Kickstarter. It?s kind of a seal of approval that I can really support.

So with those elements in its corner, we?ve got high hopes for Serpent Stones and hope it makes its way to game store shelves around the world. You can help by adding your pledged contribution to making this game possible. Check out Serpent Stones on Kickstarter.

___

YOU'RE THROWING THAT AWAY?

The U.S. women's gymnastics team wasted no time showing why they're the best vaulters in the world.

All four vaulters do the Amanar, considered the hardest vault in the world. They breezed through the routine in Sunday's Olympic debut, and in qualifications, only the top three scores count.

So it was Aly Raisman's score that was thrown out ? and every other country would kill to have gotten her 15.8.

Meanwhile, McKayla Maroney did not appear to be slowed by her broken toe. The reigning world champion in vault qualified for the event finals.

UK STAMP OF APPROVAL

Most national Olympic committees are giving their athletes financial incentives to win a medal ? members of Malaysia's badminton team could even get a bar of gold bullion each worth $600,000 if they win the gold.

But for the hometown Brits, philatelic fame will have to do.

British medal winners receive no prize money from their federation, but the Royal Mail has promised to produce a stamp overnight honoring each of the country's gold medal winners. The stamps will be sold at 500 Post Offices in books of six for 60 pence (94 U.S. cents) each stamp.

Still, it could be worse. Some countries refuse to put you on a stamp until you're dead.

Om joined an exclusive group of weightlifters on Sunday to have lifted three times their body weight in the clean and jerk.

"How can any man possibly lift 168kg? I believe the great Kim Jong Il looked over me," according to the internal news agency at the Olympic Games.

GATOR CHOMP

The University of Florida marching band made an appearance on the Mall during the women's road race, entertaining a few hundred people suffering through intermittent showers.

The band had to wait nearly an hour to perform because of one particularly strong downpour.

An official at the cycling venue said that 216 members of the Gators' band made the trip from their campus in Gainesville, Fla. The band will return home in the coming days and begin preparing for Florida's first home football game, scheduled for Sept. 1 against Bowling Green.

PINNING THEIR HOPES

Kim Rhode's family thought of everything before the London Games ? even bringing their own Olympic pin for the trip.

To commemorate her quest to become the first American to win an individual-sport medal in five straight Olympic Games, Rhode's family made a small number of pins. The image: She's standing on London Bridge, larger than life, taking aim at an unseen target, with the U.S. and British flags below.

The family said it received approval from the U.S. Olympic Committee to use an image of the Olympic rings on the pin.

Rhode's signature is etched on the back, as are the years of her now-five Olympic appearances.

And since she's a shooter, it comes with a twist ? push the button on the back, and yep, "bullets" (red flashes of light, actually) come out the barrel of the gun.

OH, THE CACOPHONY

We are, apparently, talking too much. Electronically, at least.

The IOC says social media users helped cause problems for traditional broadcasters during the first big event of the London Olympics.

Television viewers watching the men's cycling on Saturday got little information about the riders' location and timings on the 250-kilometer (155-mile) road course. Broadcasters, whose commentators were also deprived of information, blamed the Olympics Broadcasting Service for the glitch with GPS signals.

IOC spokesman Mark Adams says the OBS service was jammed by "hundreds of thousands" of people sending texts, pictures and updates to social networks such as Twitter and Facebook. Acknowledges Adams: "We should have foreseen that."

The problem appeared to be solved for the women's road race Sunday.

FLAMESPOTTING

Want to see the Olympic cauldron? Got a helicopter?

London Mayor Boris Johnson had an answer for people who said, hey ? wait a minute ? I can't see the Olympic flame at all from outside the stadium. Just ascend the Orbit, the towering structure in Olympic Park with an observation deck at the top.

So we did. And what did we find? If you really peer out and stretch your neck, you can see a little bit of the cauldron and its flames, sitting in the distance looking like a small rubbish-bin fire. The mayor, it seems, wins on a technicality.

Plans are under way to move it to a more prominent location, albeit one still within the stadium.

ALL IN THE HANDS

Take a close look at the fingers in this photo by AP's Chris O'Meara.

Many volleyball players use tape as support, but U.S. opposite Destinee Hooker uses it to keep her loved ones close.

In the team's opening match against South Korea, she spelled out "VET" on the tape, a nod to sister Marshevet Hooker, who was on the gold medal-winning 4x100 U.S. relay team in the Beijing Olympics. Destinee also wrote "STEVE" for fiance Steven Coulter. And she's not limited to her finger tape: Hooker has "Mom and Dad" written on her shoes.

SLOW SWIMMING

At the Olympic Aquatics Centre, swimmers from developing countries populate many early heats and fans are applauding them all.

Jennet Saryyeva, an 18-year-old from Turkmenistan, took third in the first heat of the women's 400-meter freestyle Sunday at 5 minutes, 40.29 seconds, well behind the other two swimmers.

By comparison, leading qualifier Camille Muffat of France touched in at 4:03.29.

Still, Saryyeva says her time was a personal and national record, and she only began training for the event last year.

Saryyeva said Turkmenistan, a former Soviet republic in Central Asia that borders Afghanistan and the Caspian Sea, has about 10 professional swimmers in all.

"Here it's just me and one boy and my coach," she said.

OUT OF STEP

One woman stood out during India's walk through Olympic Stadium at the opening ceremony. That's because she wasn't supposed to be there.

Friday night's party crasher was not wearing the yellow and white dress that every other Indian woman was wearing in the group, yet still managed to situate herself next to flag bearer Sushil Kumar at the front of the line as they walked around the stadium.

Sebastian Coe, chairman of the London organizers, says he plans to meet with the Indian delegation to discuss what happened.

"She was a cast member who clearly got slightly overexcited," Coe says. "She shouldn't have been there."

Coe also insists she posed no danger to the Indian team or the proceedings because, as a cast member for the opening ceremony program, she had to go through all the security measures to get into the park that everyone else does.

"She shouldn't have been in the opening ceremony," Coe says, "but don't run away with the idea that she walked in off the street."

EYES FOR HER NATION

When it comes to showing patriotism, Daniele Hypolito gets bonus points for originality.

The Brazilian gymnast wore eye shadow in the colors of her flag during Sunday's qualifying session ? green in the corner, yellow in the middle and a big swath of blue on the outer edge. AP Photographer Matt Dunham caught her in a moment with her eyes closed to showcase the color display.

THAI HIGH HOPES

One family from west London visiting the ExCel on Sunday are more than a little excited to be here ? they couldn't get tickets in the British balloting system and had almost given up hope. Then friends back in Thailand told them about a Thai agency with tickets available, and they jumped on them.

"The price of the ticket was a little bit higher than from the British ticket website, but it is a once in a lifetime experience," says Vichayaporn Varasit, 13, as her family surrounds her and chants, "Thailand, Thailand!" The group of 10 are all heading into Arena 2 to see Thai boxer Saylom Ardee take on Gani Zhailauov from Kazakhstan.

"We live in London," Vichayaporn says, "but we are definitely here to see Thailand."

ROYAL SNAPSHOT

Now that's a photo op.

An Olympic technician got a special souvenir from Britain's Zara Phillips, granddaughter of Queen Elizabeth II, just after she rode her dressage test Saturday in the equestrian eventing competiton at Greenwich Park.

He stopped a relaxed and smiling Phillips as she walked back to the stables with her husband, British rugby star Mike Tindall, and asked for a picture with her. Tindall obliged by taking the camera himself and making the snap.

Phillips had just performed her dressage test in front of an enthusiastic and partial British crowd hoping for another medal for the home team. While Phillips' dressage score was respectable, she asserted that her horse High Kingdom was looking forward to jumping the cross-country course Monday, a specialty of his.

"I think he wants to get out there now," Phillips said to reporters. "He's a bit bored with dressage."

Thyroid: Omnilife | Revista Women's Health

The thyroid is a gland in the neck below the Adam?s apple. It weighs about 30 grams (one ounce) and is shaped like a butterfly, with two lateral lobes that are joined by wrapping the trachea. It belongs to the endocrine system, which is a set of organs and tissues that produce, store and discharge-chemicals-hormones in the bloodstream.

It consists of numerous follicles, or sacs, which houses the thyroid hormones. These hormones contain a high concentration of iodine in fact, almost eighty percent of iodine in the body lodges in the thyroid.

When there is a shortage of iodine in the diet causes the overgrowth of the gland known as goiter. Iodine deficiency in children inhibits the production of hormones and, therefore, retards their physical, mental and sexual, which is called cretinism.

Many women lost their babies in the first trimester of pregnancy, with the common factor of successive abortions without knowing why. Over time, you start to gain weight despite exercising and watch your diet, often feel cramps in the legs and increases sensitivity to cold.

With blood tests and ultrasound of the thyroid gland revealed a condition of a condition known as lymphocytic thyroiditis or Hashimoto?s disease.

Most people do not pay much attention to your thyroid, but the declining health makes us see the importance of this gland.

What is the role of thyroid hormones? And help us omnilife products?

As the accelerator is used to regulate the speed of a vehicle, the thyroid hormones regulate the rate of metabolism, ie, the chemical activity of the cells that generate energy and new tissues.

Therefore contribute to normal tissue growth and repair, influence heart rate and maintain the body temperature and muscle energy production.

Thyroid hormones perform other important tasks such as helping the liver to remove excess blood triglycerides and LDL, or bad cholesterol.

Cholesterol is transported into the bile and ends up being eliminated in the feces. Thus, the decreased levels of these hormones can cause an increase in bad cholesterol and lower good cholesterol.

What regulates the thyroid?

The hypothalamus is the region of the brain that control the thyroid. When it detects a decrease in hormones, it sends a signal to another gland, the pituitary gland or pituitary at the base of the brain just above the palate, to release a thyroid-stimulating hormone (known as TSH).

In cases of suspected malfunction of the gland, can be diagnosed by measuring its state blood levels of TSH and thyroid hormones.

The nutrients present in the products omnilife, stimulate the pituitary gland and it begins to release hormones TSH, also boost the immune system and regulate the body?s physiological functions.

Thyroid dysfunction may be due to a diet low in iodine, physical or mental stress, birth defects, infections, diseases (usually with immunological) or side effects from medical treatments. Goitre, or enlargement of the gland, there may be a diffuse or nodular.

Although usually benign, you should always consult with a specialist, it could be something more serious, like a cancerous tumor.

Thyroid disorders are usually two: hyperthyroidism (excessive production of hormones) and hypothyroidism (low activity), and can be studied for years in a gradual and asymptomatic, with no one noticing. Obviously, it is a diagnosis while the disease is in its early stages.

The most common disorders of the thyroid are Hashimoto?s disease and bass. Both are immune in nature, since the own immune system attacks the body?s cells as if they were intruders.

Hashimoto?s disease is six times more common in women than in men and usually results in hypothyroidism. Moreover, severe disease is eight times more common in women than in men and usually generates hyperthyroidism.

Many people are aware of the importance of the thyroid, despite its small size. So take care of his own: make sure your food is healthy and include the necessary iodine, avoid chronic stress and do your best to stay healthy.

Among the symptoms that occur due to thyroid disorders are:

Hyperthyroidism: nervousness, weight loss, palpitations, diarrhea, irregular menstruation, irritability, anxiety, mood swings, eyes bulging, muscle weakness, insomnia and hair thin and brittle.

Hypothyroidism: lack of energy and drowsiness, weight gain, hair loss, constipation, cold intolerance, irregular menstruation, depression, hoarseness, memory loss and fatigue.

Proper nutrition helps to prevent thyroid disorders. Does feeding the iodine it needs your body? Marine products provide a good amount. However, the proportion of iodine in vegetables varies depending on the chemical composition of the soil where they grow, and in the case of meat, the animals eat grass.

To compensate for the absence of iodine in food, some governments require that salt is iodized. Selenium is also very important.

Omnilife products containing the nutritional balance needed to maintain or restore the health of your thyroid.

Build Your Own Garage Workbench - Home Improvement

? Friday, July 27th, 2012

Jack Blacksmith1528 2

A garage workbench is an essential piece of equipment in any home workshop. A workbench will allow you to complete projects easily and with greater accuracy. A variety of pre made workbenches are available to fit your needs. If you prefer, you can make your own workbench, either with a kit or from a plan.
Choosing a garage workbench
Workbenches are available in a wide variety of sizes and styles. Benches are great for woodworking, crafts and other household projects. You can purchase a bench at most home improvement stores. Another option is to build your own bench. You can find plans in books and on the internet with instructions to create the perfect bench to suit your needs.
A table style workbench is made of heavy duty materials to stand up to regular use. Most models have a hardwood top with metal legs. Table tops can also be made of steel. These resemble a typical table shape with nothing underneath.
Cabinet style benches have drawers or cabinets in the space under the table top. This is great for utilizing otherwise wasted space. This method allows for additional storage space. Some have a pegboard backing that is perfect for hanging hand tools. You won?t need to dig through drawers or a tool box to find what you need.
A power strip bench is a good choice if you use power tools often. These come with up to nine outlets in a strip with a heavy duty power cord. They also have current protection to prevent overload. These can be either six or eight foot benches. Some have a tool caddy to hold smaller tools.
Build Your Own Workbench
Consider building your own bench to get exactly what you want. Kits are available with everything you need to create your bench. Instructions and materials are included with the kit. With this method, you will be limited to the kit?s design. The benefit is that all pieces are pre cut. You won?t need to worry about uneven cuts.
You can build your own bench and purchase all the materials. This method is a bit more complicated, but you have more control about the final outcome. Free workbench plans are available on the internet with detailed instructions for you to follow. Cut the plywood according to the directions and be sure to make your cuts straight.
For best results, choose good quality wood, oak or a hardwood plywood is an excellent choice. Use several coats of polyurethane to protect the top of the bench. Be sure to sand between each coat. A good urethane coating makes messes easier to clean up when working on projects later.
Organizing and Making Room in your Garage
You will need to organize your garage and create storage space to make room for workbenches. Determine what you need to store. Start with a good clean out and get rid of things you don?t need. Throw away old paint and other junk. Give away or donate old items, tools or other things that are too good to throw away, but that you don?t need any more.
The walls of your garage offer great opportunities for storage space. Cabinets are great for organizing clutter. High cabinets are good for storing chemicals and paints. Sharp items can be put up high to keep them away from children. Consider locks if you have young children. Locker cabinets are perfect for larger items. Drawers are good for organizing tools, fishing equipment and other small items.

You should always check the car windows for any cracks and need to replace the windows if necessary. (AP) ? Michael Phelps barely qualified in the 400-meter individual medley, Olympic champion Park Tae-hwan was disqualified and world record-holder Paul Biedermann failed to make the final in a surprising first day of swimming at the London Games on Saturday.

Phelps' slow preliminary time was the biggest shocker of all. The 14-time gold medalist squeaked into the last spot in the eight-man final by seven-hundredths of a second, saying, "That one didn't feel too good."

Queen Elizabeth appeared briefly at the Aquatics Centre, but the biggest buzz involved the big names who struggled.

South Korea's Park won his 400 freestyle preliminary heat, but was disqualified for a false start by a judge on the pool deck. The South Koreans filed a protest with the sport's world governing body, which convened a 22-member panel to decide the case.

Biedermann of Germany won't swim in the evening final. Defending Olympic champion Stephanie Rice took the next-to-last spot in the women's 400 IM.

"That's the Olympics," said Canadian Ryan Cochrane, who snagged the last spot in the 400 free final, but would miss out if Park was reinstated. "It's always a surprise, every single heat. You just have to focus on your own race."

Phelps, the two-time defending Olympic champion, won his 400 IM heat in 4 minutes, 13.33 seconds with a time that was well off his world record of 4:03.84 set four years ago in Beijing, when Phelps won a record eight gold medals.

But it was only good enough to secure the last spot in the evening final, when Phelps will swim in Lane 8 instead of the middle of the pool. He breathes to his right, so he won't see the field coming home.

"The only thing that matters is just getting a spot in," he said. "You can't win the gold medal from the morning."

In the 400 IM, Kosuke Hagino of Japan led the way in 4:10.01, a national record. Chad le Clos of South Africa was second at 4:12.24, and Ryan Lochte of the United States advanced in third at 4:12.35.

Phelps' time was just fast enough to keep Laszlo Cseh of Hungary, the silver medalist in Beijing, out of the final. Cseh was ninth overall after leading Phelps during their heat before the American closed on the last lap of freestyle to beat him to the wall.

"I didn't expect those guys to go that fast in their heat," Phelps said. "I was slower this morning than I was four years ago."

Phelps' time in the grueling event that he had vowed not to swim again after Beijing took some of the luster off what was expected to be a showdown between him and Lochte for gold.

"You can't count him out," Lochte said of Phelps. "Even though he just squeaked in eighth, he's a racer. We're going to do everything we can to go 1-2 tonight."

Lochte, the bronze medalist in Beijing, has won the 400 IM at the last two world championships.

"My first race is always the worst one," he said. "I'm glad I got the cobwebs out."

Kosuke Kitajima of Japan opened his bid to become the first male swimmer to win the same individual event at three consecutive Olympics. He qualified second-quickest in the 100 breaststroke at 59.63 seconds behind Christian Sprenger of Australia in 59.62.

"I don't have any pressure, I just try to enjoy," Kitajima said. "It felt so good. It was good for my first race. I will try to improve in the semifinals."

Giedrius Titenis of Lithuania was third at 59.68. Twelve of the 16 swimmers who reached the semifinals swam under 1 minute.

American Brendan Hansen, the 2004 Olympic silver medalist who was fourth in Beijing, qualified 10th at 59.93. His teammate, Eric Shanteau, was 11th at 59.96.

"Everybody seemed to be going out real fast in the first 50," Hansen said. "I wanted to come home strong. I let everybody know that last 50 is going to be there. This race is going to be won in the last 15 meters."

Missing from the 100 breast was Alexander Dale Oen of Norway, the current world champion who would have been a medal contender in these games. He died in April of cardiac arrest at 26 during a training camp in Arizona.

"We're carrying him with us all the time," Sara Nordenstam of Norway said after her heat in the 400 IM. "We have our own way of honoring him ? that's swimming fast and remembering him and remember everything that he taught us and go for the goals that we set together."

Dana Vollmer had the fastest qualifying time in the 100 butterfly at 56.25, setting American and Olympic records, to lead 16 women into the evening semifinals.

"I'm really happy with how fast it was and I think it's only going to get faster," she said. "That's kind of a confidence-booster. I'm ready to go."

Lu Ying of China was second in 57.17 and Australian Alicia Coutts was third at 57.36. Sarah Sjostrom of Sweden, the world record holder, was fourth at 57.45.

American Claire Donahue moved on in seventh, while British teammates Francesca Hall and Ellen Gandy were eighth and ninth.

Jess Schipper of Australia, the bronze medalist four years ago, was 24th and missed the semifinals by eight spots.

In the 400 free, Sun Yang of China qualified fastest in 3:45.07. American Peter Vanderkaay was second at 3:45.80, followed by his teammates Conor Dwyer in 3:46.24.

Park was surprised by his DQ, saying, "I don't know why" after he walked off the deck. In Beijing, he became South Korea's first swimming gold medalist and then won the world title in Shanghai last year.

Biedermann washed out for the second straight Olympics. He also didn't make it out of the heats in Beijing. He set the world record at the 2009 world meet in Rome at the height of the high-tech body suit craze. Those suits have since been banned.

"It wasn't so good," he said. "I wanted to lead from the front, but I couldn't hold it."

World champion Elizabeth Beisel of the United States qualified fastest in the women's 400 IM at 4:31.68. Ye Shiwen of China was second at 4:31.73.

Katinka Hosszu of Hungary, who trains at the University of Southern California, was third in 4:33.77. Britain's Hannah Miley got the loudest cheers while advancing to the final in sixth.

Rice, a triple gold medalist in Beijing who has struggled with shoulder injuries the last three years, was seventh.

"Whew! That took quite a bit out of me," Rice said. "I know that I've done everything I could. I'm pretty at peace with the fact that I'm just going to get in there and do my thing and see what happens."

American Caitlin Leverenz got the last spot in the eight-woman final.

Australia had the fastest qualifying time in the 4x100 free relay. Emily Seebohm, Brittany Elmslie, Yolane Kukla and Libby Trickett were timed in 3:36.34.

The U.S. team of Lia Neal, Amanda Weir, Natalie Coughlin and Allison Schmitt was second at 3:36.53.

"I think we did our goal of putting us in a good spot for tonight, which was the main thing," said Coughlin, who has 11 career medals but didn't qualify to swim any individual events in London.

She has a chance to join Dara Torres and Jenny Thompson as the most decorated U.S. female Olympian if the Americans earn a medal in the evening final, whether or not Coughlin returns to swim. Torres and Thompson both won 12 career medals.

The defending champion Dutch team of Marleen Veldhuis, Inge Dekker, Hinkelien Schreuder and Femke Heemskerk was third at 3:37.76.
